NonDawg Buyer of Our Property Is Asking for a Reverse 1031 Exchange

Anyone got experience with this? It’s a cash offer with good terms but frankly I’m not familiar with a reverse 1031 exchange and while our realtor is very familiar with the standard 1031 he has never dealt with a reverse 1031. Any advice you could give in this situation would be appreciated. Thanks!
