is poorly thought out and would lead to slums with dangerous conditions for tenants. The rental housing market would capsize. Expenses such as taxes, repairs, litigation costs, replacing flooring and air condition units, grounds upkeep, etc are always going up. So if I start losing money on a property, and can't raise the rent, I will have no choice but to either sell the property (if possible} and/or let it fall into disrepair.
Govt takeover of the private sector is another step toward socialism and the downfall of our great country.

Rents are not out of control, but people under 35 are having kids later and are wanting to live closer to the action.

In 1970, people were married by 26 and kids on the way. Now that would be weird.

It’s normal now to get married after 30 and that extra 4 years spent in the city drives up rent.

Just my opinion.

There are plenty of affordable places to live, but the average American doesn’t want to live in those areas.

You and I agree for the most part here. And we normally agree on most things. I have been a landlord too. I get what you are saying. But I have to call a spade a spade. Rent is out of control. There will be a massive correction and properties sitting empty if something doesn’t change. I don’t like rent control, but something has got to give. Rent has changed 30 percent here in 2 years with no signs of slowing. I have people literally crying in my office about rent going up. Skipping meals. Just to make ends meet. 1500 a month for an average studio apartment in Athens is a joke. It just is. This is just a desperate attempt to fix a huge problem his administration caused. So he can buy some votes, but something has to change here or crime and homelessness is about be a lot closer to people’s front door. Jmo.

(My daughter paid 1050 a month for a two bedroom in 2022. Same complex. She now pays 1500 for a one bedroom. That is insane imo.)

Not saying you do or do not, because I dont know, but this would only apply to people or companies that have more than 50 units.

I believe that the President would be better served going after the huge companies that have made buying up single families homes and driving up the rent and mortgages a business model.

for once, I agree. It's stupid. Desperate. etc.

Wonder if he’s going to cap my insurance premiums (up 40% or more in 3 years), property, taxes and maintenance expenses. All have increased drastically and no signs of slowing.

In the industry and despite it correlating with my pay, I wouldn’t mind a year of no rate increases. It is out of control there too. Right now we are in an unprecedented time as well.

Yep, their venture into health insurance has sure saved me a ton. (Sarcasm font)
My BCBS policy that my wife and had and loved at $350 a month went to $1300 a month and then was discontinued because it didn’t cover pregnancy. So glad that the government was watching out for my then 55 year old wife because we were considering another child.😂
Another example of government interference in the private sector.

I was covering myself, my wife and 7 yr granddaughter with a premium of right at $350.00 per month with a family deductible of $3500.00 per yr. The next yr, my premium went to $1644.00 per month with $6500.00 per person deductibles. My new premium was more than my previous max out of pocket for the yr and immediately became my 2nd largest monthly household expense. It has risen to the point where I pay more for health insurance per month than any other household expense.

We dropped NCBS and went to Medi-share Christian based sharing and loved it for several years. We’re now on private Medicare and so far so good.

We tried Medi-share as well and got burnt to a crisp.
I’ve heard horror stories from others. I guess we were lucky that we didn’t have any major health issues. We knew going in that it was just catastrophic care and we’re willing to pay some out of pocket for wellness checks and doctor visits.

Show me a US City with GVT rent controls & will show you a city with the highest cost of living in US. Issue in housing is GVT.

My wife needed some tests so she called Medishare, they told here what to do and she would be reimbursed, the doctor's staff called and everything was good to go. We got the bill and Medishare refused to pay a dime and instead of us being able to negotiate a price, we got hit with the entire bill and I was left trying to negotiate the price down after the fact.

Not a good look. Any time we called they were always professional and trustworthy.
My wife did have a hysterectomy during our time with them. To our shock, we had a benevolence arm of medi-share contact us and said that they were negotiating with the Dr and hospital on a price to be paid prior to the surgery and that we wouldn’t have to pay a dime, not even the deductible. So, it wasn’t paid regular Medi-Share. I knew that my monthly bill had an option to give extra to help others with their medical cost. I’m not sure if they paid from that pool but I was sure thankful. We didn’t request it and we could have paid our part but I sure wasn’t going to argue with them.
