Here's the situation.

My mother and I had a very contentious relationship all of my adult life. It revolved around my derelict brother, 4 years younger than me, who NEVER left home, never had a real job, flunked/quit every school he attended, lied, cheated and stole his entire life. People can't believe we are bothers (I could not either).

My mother passed in 2005 and the last contact I had with my brother was at her funeral. To "teach me a lesson" she left me very little in her will (to prevent me from contesting it apparently) and left her home to my brother. My Aunt (her sister) was the executor of the estate.

I recently discovered that the home is STILL in my mother's name despite my Aunt probating the will and certifying all property was transferred. This was an apparent scheme to avoid my brother having to pay property taxes as my mother had a homestead exemption. I know this is an obvious violation of fiduciary responsibility of the Executor.

My Aunt is still living, and my brother is still living in the home although it's in deplorable condition. I'm surprised the county has not condemned it as it's in a nice neighborhood but totally overgrown. I've only driven by it a few times in the past few years. Homes in the neighborhood in good condition are selling for $300K. The property is in Conyers/Rockdale County.

I am very successful financially and don't need this property but would like some satisfaction after being "disinherited" by my "mother".

I know my brother is in failing health from years of drugs/lifestyle. I really don't know how he made it this far. He never qualified for SS so has to be on Medicaid or some other social medicine. He has no children or family other than me and his Aunt/Executor.

Sorry to share this "Train Wreck" of a family story here but just wondering how some of you with legal/estate experience would proceed.
I do know that someone owes over 20 years of property taxes on this property.

Sometimes I think I should just walk away but then I think, "Vengeance is Mine". My father would have never agreed to this but he died many years before my mother.
