Question about the 3rd Base line area

I'm sure this has been mentioned before but we attended a game last weekend and basically walked around the majority of the game. We went to the new area down the 3rd base line, grabbed a beer and stood a moment. The new building there we saw was off limits and when we asked were told it was for coaches only? Can someone explain what all's in there? I heard different versions that day and knew they'd be legit answers on here. Thanks.
